HVECC is responsible for maintaining all common areas owned by the association as well as any upgrades decided upon by the association as a whole. Historically the dues have been used in a number of different ways:
Contracting with Landscapers/Arborists for maintaining common areas
Submit Taxes, Handle Complaints, Coordinate Liens, Legal Fees, Website Costs, etc.
Special Projects such as entry lighting improvements, seating for commons area, etc.
At the General Association Meeting that occurs yearly, a budget is voted on by the membership. There are fees which are applied if they are not paid prior to the December 31st due date. For physical checks sent, the date HVECC goes by is the Postmark.
Dues received on or after January 1st are considered late and are assessed a 25% late fee.
interest at a rate of 12% per annum is charged on the total of the dues plus late fees.
Balances unpaid by April 1st will be referred to the HVECC attorney to lien the member's property for dues, late fees, interest, attorney's fees, filing cost and court costs and any other fee that my apply.
Balances unpaid for 3 years shall be referred to the HVECC attorney to foreclose on the the member's property.

Dues are $215.00 a year.
There is a $10 discount for Paying early (before October 31st) and a $15 discount for having attended the General Membership Meeting.
Dues are due by December 31st
